Washing Machine Leaks and Water Categories: What Determines Whether the Carpet Stays

The call usually comes in the evening. Somebody has come home to a kitchen floor with an inch of water across it, the hall carpet dark for four feet out from the doorway, and a machine sitting there looking innocent. What they want to know, before anything else, is whether the carpet is coming out.

The answer turns almost entirely on two things: what the water was, and how many hours ago it stopped moving. Everything else – fibre, backing, underlay, the age of the carpet, whether it was expensive – matters far less than most people expect.

What are water categories, and why does a carpet cleaner keep mentioning them?

The restoration trade sorts water losses into three categories, and the classification comes from the water’s contamination level rather than how much of it there is or how filthy the floor looks.

Category 1 is water from a sanitary source. A burst supply pipe, an overflowing cistern on the clean side, a split inlet hose on a washing machine before the machine has done anything to it. Drinkable at the point it escaped.

Category 2 carries significant contamination and can cause illness on contact or ingestion. Washing machine discharge sits here. So does dishwasher discharge, water from a toilet bowl with urine but no solids, and any Category 1 water that has spent time soaking into something dirty.

Category 3 is grossly contaminated – sewage, rising floodwater from outside, anything containing pathogens in quantity. Carpet in Category 3 water comes up and goes in a skip, and there is no serious argument about it.

The bit that surprises homeowners

Category 1 does not stay Category 1. Clean water sitting in a carpet at room temperature degrades over roughly twenty-four to forty-eight hours as it picks up soil from the pile, dust from the underlay, and whatever is living in the backing. A supply-hose burst that could have been dried in place on the Saturday becomes a Category 2 loss by the Monday, and the decision changes with it.

Time is the variable nobody controls after the fact.

Which part of a washing machine failed, and does it change the category?

It changes it completely, which is why the first question I ask on the phone is where the water came from rather than how much there is.

An inlet hose failure – the braided hose from the tap to the back of the machine – releases mains water. Category 1. These fail at the crimp near the fitting, usually on machines that have been shuffled in and out of a cupboard a few times, and because the supply is under pressure they can put out an enormous volume overnight. Large loss, clean water.

A door seal or a pump failure mid-cycle releases wash liquor. Detergent, body soil, whatever was on the clothes. Category 2, always, regardless of how clean the water looks in the tray.

A blocked or backed-up waste standpipe is the worst of the common ones. Grey water from the machine, plus whatever is sitting in the kitchen waste run, plus in some London flats a shared stack that also serves a bathroom. Category 2 at best. If the stack is shared and there is any sign it has surcharged from elsewhere in the building, treat it as Category 3 until somebody proves otherwise.

The Wandsworth flat where nobody asked the right question

Second floor of a converted terrace on Alma Road, SW18. Tenant reported a washing machine leak, the managing agent sent a dryer firm in on the same day, and they set air movers on a wool-blend hall carpet without lifting it.

The machine had not leaked. The waste had backed up from the flat’s shared stack, which was why the water had appeared under the kickboard rather than in front of the machine. Three days of warm air blown across contaminated carpet, and by the time I saw it the smell in the hallway told the whole story from the front door. The carpet came out. So did the underlay, and so did a section of chipboard.

Time is the variable nobody controls, and in that case nobody had even started the clock properly.

Can Category 2 carpet be saved, or does it always come out?

It can be saved sometimes, and this is where the trade divides into two camps that disagree sharply.

The conservative position, and the one most insurers’ loss adjusters prefer to see, is that Category 2 carpet is restorable in place if three conditions hold: the water has been standing for under forty-eight hours, the underlay is discarded, and the carpet is cleaned with a sanitising process before drying rather than dried and cleaned afterwards. That last point gets skipped constantly. Drying contaminated carpet first fixes soil and bacteria into the yarn and gives you a job that smells fine warm and smells appalling in August.

The other camp says any Category 2 loss involving a fitted carpet over a permeable underlay should be a replacement, because you cannot verify what is happening in the backing and the underlay is unsalvageable anyway.

My own line sits closer to the first camp for synthetics and closer to the second for wool. Wool holds moisture at around fifteen per cent regain in ordinary conditions, dries slowly, and feeds bacteria more readily than nylon. A wool twist that has spent a day and a half in wash liquor is a poor bet, and I would rather tell the customer that on day one than take the money and go back in three weeks.

Underlay comes out. All of it, every time, in any Category 2 loss. PU foam holds water like a sponge and cannot be dried reliably in situ. Crumb rubber is worse. Anyone drying underlay in place after a machine failure is saving the customer sixty pounds of material and costing them a carpet.

What proper drying looks like, and what it does not

Air movers pointed at a wet carpet, on their own, are not drying. They are moving vapour from the floor into the room, and if the moisture has nowhere to go it comes straight back down into the plaster, the skirting and the underside of the carpet.

Drying needs the carpet lifted or floated, the underlay removed, a dehumidifier sized to the room volume and left running, and moisture readings taken in the subfloor rather than guessed at from the surface. On a suspended timber floor in a Victorian house, moisture will sit in the joists long after the carpet feels dry to a hand.

Two air movers and a wet vac in a hallway is not a drying regime. It is somebody’s van being emptied.

What should you do in the first hour?

Stop the water. Isolate the machine at the tap behind it, or at the mains stopcock if the tap is seized, which in a lot of older London kitchens it will be.

Extract standing water before anything else. A wet vacuum removes far more moisture in ten minutes than a dehumidifier will remove in a day, and every litre pulled out mechanically is a litre nobody has to evaporate.

Lift furniture off the wet area or put foil under the feet. Wooden legs bleed tannin into damp wool within hours and those stains are permanent on light carpet. Metal castors rust into the pile just as fast.

Photograph everything, wet, before anyone touches it. Insurers ask.

Then call somebody, and tell them which part failed. Time is the variable nobody controls, and the difference between a Saturday morning call and a Monday morning call is often the difference between drying a carpet and replacing a floor.

Where the insurance sits

Escape of water is covered on most household buildings and contents policies, and a washing machine failure falls within it. What is generally excluded is gradual leakage – the slow weep from a waste connection that has been going on behind a kickboard for eight months and has rotted the chipboard. Insurers distinguish sharply between a sudden event and a maintenance failure, and a great many kitchen floor claims fail on that line.

Get the plumber’s report in writing, naming the failed component. It matters more than the drying invoice.

Policy excess is worth checking before you make the call at all. On a hall and kitchen loss where the carpet is four years old and the underlay is the only certain write-off, the settlement after excess and betterment deduction can come out lower than the cost of the claim to your renewal. I have had two customers work that out mid-conversation and pay privately.

Is a carpet that has dried out safe?

Not necessarily, and this is my least popular opinion with landlords.

A carpet that has been dried without sanitising after a Category 2 loss will look and feel entirely normal. The fibre is dry, the colour is fine, the hand-feel is unremarkable. What sits in the backing is a bacterial load that reactivates every time the humidity climbs, which in a ground-floor flat in Hackney means every warm week from June onwards.

How to test rather than sniff

A moisture meter reading taken through the pile into the underlay tells you about water. It tells you nothing about contamination, and the two get confused constantly by people selling drying services.

For contamination you want the carpet lifted at a corner nearest the source, the backing looked at under a decent torch, and the underside of the underlay inspected if any survived. Staining on jute, a chalky bloom on the secondary backing, or dark speckling on the timber underneath all say the same thing. Laboratory swabbing exists and is occasionally worth it on a commercial claim, though on a domestic hall it costs more than the carpet.

The tell is the smell coming back in patches rather than evenly, strongest near the point of entry.

Ask for the moisture readings. Ask what the carpet was cleaned with and whether that happened before drying or after. If the answer is that the carpet was dried and then given a hot water extraction the following week, the sequence was wrong.

I lifted one in Walthamstow eleven months after a machine failure. The pile was clean and the jute backing underneath had gone the colour of weak tea, with the shape of the spill still visible on the floorboards.
